Tourist Rental Terms and Conditions

1. Property Owner

2. Type of Contract

The accommodation is offered as a short-term tourist rental, in accordance with provincial regulations in Trentino, and does not include hotel-style services.

3. Bookings

A direct booking is confirmed once the owner has sent written confirmation by email to the address provided by the guest and has received the 30% deposit towards the accommodation price.

Sending an availability enquiry does not confirm a booking. Without written confirmation or receipt of the deposit, the direct booking is not confirmed.

4. Payments

• Deposit: 30% of the accommodation price by bank transfer to confirm the direct booking.
• Balance: due on arrival, when the keys are handed over, after deducting the deposit already paid or any credit used.

5. Prices and Included Services

Prices include electricity, water, heating, bed linen, final cleaning, free Wi-Fi, and a reserved parking space. Bathroom towels are not included.

6. Tourist Tax

€1.00 per person per night, up to a maximum of 10 consecutive nights. Children under 14 are exempt.

7. Cancellation Policy for Direct Bookings

These conditions apply throughout the year. Cancellations must be made in writing. Notice is calculated in calendar days before the arrival date.

At least 30 days before arrival, including the 30th day: the deposit is not refunded, but the full amount remains available as credit for a new stay with arrival within 12 months of receipt of the cancellation. The new dates must be agreed and confirmed in writing, subject to availability and the rates for the new dates. The credit is deducted from the price of the new stay.

Less than 30 days before arrival or no-show: the deposit is retained and cannot be used as credit. The balance for the cancelled stay and any additional cancellation charges are not due.

Bookings made through portals or external booking systems are subject to the conditions displayed and accepted on that channel. Any statutory rights to a refund remain unaffected.

No balance or additional cancellation charges are due for the cancelled stay.

If the owner cancels the booking, payments cannot be compulsorily converted into credit. Any refunds and further rights due to the guest under applicable law remain unaffected.

Bookings already confirmed remain subject to the conditions accepted at the time of confirmation, unless otherwise agreed in writing.

8. Check-in and Check-out

Check-in is available from 15:00 on the day of arrival.

Check-out must be completed by 10:00 on the day of departure.

Any changes may be arranged in advance with the owner.

9. Guest Responsibilities

Guests are kindly asked to treat the apartment with care, respect the house rules and return the property in the same condition in which it was found. Any damages will be charged to the guest.

10. Privacy

Personal data is processed in accordance with the GDPR, as described in our Privacy & Cookie Policy.

11. Applicable Law

This rental agreement is governed by Italian law. Place of jurisdiction: Trento.
